By virtue of a Writ of Execution issued by the Circuit Court for Talbot County, Maryland, and to

the Sheriff of said County, directed at the suit of Craig A. Snyder, Attorney-in-Fact for BayVanguard Bank,

Successor-In-Interest to Easton Bank & Trust Company in the Circuit Court for Talbot County, Maryland

Case No. 20-C-14-008682 has seized and taken into execution all the right and title, claim, interest, and

estate, at the time the judgment became a lien on the property, both at law and in equity of the said Bryan

T. Lee, et al., of, in, to, and about the following described property to wit:

ALL that lot, tract or parcel of land situate, lying and being in the Town of Easton, Talbot County,

Maryland, and being more particularly shown and designated as Lot 82 on a Plat consisting of eight (8)

sheets prepared by Lane Engineering, Inc. entitled: “FINAL PLAT PHASE 1 SUBDIVISION OF LOT 16,

RATCLIFFE FARM, EASTON VILLAGE ON THE TRED AVON RIVER IN THE TOWN OF EASTON,

TALBOT COUNTY MARYLAND”, dated August 10, 2005 (revised through November 11, 2005) and

recorded among the Plat Records of Talbot County, Maryland in Liber 81, beginning at Page 616.

The property is improved by a two-story approximate 2,184 square feet (more or less) residence

believed to contain up to three (3) bedrooms, three (3) full bathrooms, one (1) half bathroom and one (1)

attached garage, and is believed to contain approximately 5,100 square feet of land (more or less).

The Writ of Execution was brought by BayVanguard Bank, Successor-In-Interest to Easton Bank

& Trust Company (the “Judgment Creditor”) to satisfy the money judgment entered in the Circuit Court

for Talbot County, Maryland (Case No. 20-C-14-008682) in favor of the Judgment Creditor and against the

Judgment Debtors.

TERMS OF SALE: A deposit in the form of cashier’s or certified check, or in such other form as

the Sheriff may determine, at its sole discretion, for Ten Thousand and 00/100ths Dollars ($10,000.00) at

the time of sale. If the Judgment Creditor is the successful bidder, the deposit requirement is waived. The

balance of the purchase price is to be paid within fifteen (15) days of the final ratification of the sale by the

Circuit Court for Talbot County, Maryland. TIME IS OF THE ESSENCE FOR THE PURCHASER.

Interest at the legal rate is to be paid on the unpaid purchase price per annum, from the date of sale to the

date the funds are received by the Sheriff, if the property is purchased by an entity other than the Judgment

Creditor. Adjustment of current year real property taxes and other public and/or private charges or

assessments, including water/sewer charges, will be made as of the date of sale and thereafter assumed by

the purchaser. All other public and/or private charges or assessments, including water/sewer charges,

incurred after the sale, and all other costs incidental to settlement to be paid by the purchaser. Cost of all

documentary stamps, transfer taxes, and all settlement charges shall be borne by the purchaser. If the Sheriff

is unable to convey good and marketable title, the purchaser’s sole remedy in law or equity shall be limited

to the refund of the deposit to the purchaser. Upon refund of the deposit, the sale shall be void and of no

effect, and the purchaser shall have no further claim against the Sheriff. If purchaser defaults under these

terms, the deposit shall be forfeited to the Judgment Creditor. The Sheriff may then resell the property at

the risk and cost of the defaulting purchaser. The defaulting purchaser shall not be entitled to any surplus

proceeds resulting from said resale even if such surplus results from improvements to the property by said

defaulting purchaser. Purchaser shall be responsible for obtaining physical possession of the property. The

property will be sold in its “AS IS” and “WHERE IS” condition and subject to conditions, restrictions,

easements, encumbrances and agreements of record affecting the subject property, if any, and with no

warranty of any kind. The Sheriff makes no representations or warranties, either expressed or implied, to

the condition of the property, improvements, or as to the suitability of the property for any particular

purpose. The purchaser at the auction shall assume the risk of loss or damage to the property from the date

of sale.
