                              By virtue of the power and authority contained in a Deed of Trust from 3025 Hudson LLC, to Byron L. Huffman and Jonathan F. Huffman, Trustee, dated  December 23, 2022, and recorded September 18, 2025 among the Land Records of Baltimore City in Book 28343 at page 420, and at the request of the party secured thereby, default having occurred in the terms and conditions thereof, the undersigned, as the present Trustees under the aforesaid Deed of Trust, either of whom may act, will sell at public auction in front of the Court House located at 111 N. Calvert Street, Room 462, Baltimore, MD 21202, on

 all the property encumbered by said Deed of Trust described as follows: 

BEGINNING at the southeast comer of Hudson Street and Decker Avenue (formerly Hare Street) and running thence easterly on the south side of Hudson Street 16 feet to the center of a partition wall, thence southerly through the center of said partition wall and parallel with Decker Avenue 55 feet to a three foot alley, thence westerly on said alley with the use thereof in common 16 feet to the east side of Decker Avenue, and thence northerly on the east side of Decker Avenue to the place of beginning. 

                              3025 Hudson LLC is/are the record owner(s) of the property.                             

                              The property is improved by residential. 

                              The property is sold in "as is" condition and subject to liens, encumbrances, covenants, restrictions, agreements, easements, rights-of-way and minimum building restriction lines of record affecting the same, if any, and with no warranty as to the description of the improvements.

 TERMS OF SALE 

                              A deposit of $20,000.00 will be required at time of sale, such deposit to be in cash, certified check, cashier's check, or in such other form as the Trustee(s) may determine, in their sole discretion. No deposit shall be required of the lienholder where the lienholder bids in the property at sale; and payment of the purchase price by the lienholder in such case shall be made by crediting the same against the foreclosure expenses and costs and the indebtedness secured by the Lien(s). The balance in cash, certified check, or cashier's check with interest at 6.00% per annum from the date of sale to the date of settlement shall be payable within ten (10) business days after final ratification of sale. If the purchaser shall not comply with the terms of the sale within ten (10) business days after final ratification of sale, the deposit shall be forfeited and the property resold at the risk and cost of the defaulting purchaser, or in any manner designated by the Trustee(s). In the event settlement is delayed for any reason and the property is purchased by someone other than the lienholder, there shall be no abatement of interest caused by the delay. 

                              Adjustment of all taxes, water, public charges, special or regular assessments, and condominium or homeowners association dues, will be made as of the date of sale and thereafter be assumed by the purchaser. Title examination, conveyancing, state revenue stamps, state and county transfer taxes and all other costs incident to settlement are to be paid by the purchaser. If the Trustee(s) are unable to convey good and marketable title, the sole remedy of the purchaser in law or equity shall be limited to the refund of the deposit to the purchaser. Upon refund of the deposit, this sale shall be void and of no effect, and the purchaser shall have no further claim against the Trustee(s).
