                              By virtue of the power and authority contained in a Decree for Sale of Premises of the Circuit Court for Anne Arundel County in Case C-02-CV-25-002258, entered December 29, 2025, and at the request of the lienholder secured by the Lien(s) identified therein, the undersigned, as the present Trustee(s) under the aforementioned Decree for Sale of Premises, either of whom may act, will sell at public auction in front of the Court House located at 8 Church Circle, Annapolis, MD 21401, on

 all the property encumbered by said Lien(s) described as follows: 

Unit lettered "E" in building numbered 14 in a Horizontal Property Regime known as "Habitat I, Section A" as shown on a Plat of Condominium Subdivision entitled "Habitat I, Section A" recorded in Plat Book 43, folio 32 through 42, inclusive among the Land Records of Anne Arundel County, Maryland, together with Garage Unit E, and other appurtenances to said Unit, which unit and appurtenances have been more specifically defined in the Master Deed aforesaid, and including the fee in an undivided interest in the common elements of said Regime appurtenant to said Units as such interests may be lawfully revised or amended from time to time pursuant to said Master Deed. 

                              Edson B. V. D’Abreu is/are the record owner(s) of the property.                             

                              The property is improved by a residential condominium unit.

                              The property is sold in "as is" condition and subject to liens, encumbrances, covenants, restrictions, agreements, easements, rights-of-way and minimum building restriction lines of record affecting the same, if any, and with no warranty as to the description of the improvements. 

TERMS OF SALE 

                              A deposit of $15,000.00 will be required at time of sale, such deposit to be in cash, certified check, cashier's check, or in such other form as the Trustee(s) may determine, in their sole discretion. No deposit shall be required of the lienholder where the lienholder bids in the property at sale; and payment of the purchase price by the lienholder in such case shall be made by crediting the same against the foreclosure expenses and costs and the indebtedness secured by the Lien(s). The balance in cash, certified check, or cashier's check with interest at 6% per annum from the date of sale to the date of settlement shall be payable within ten (10) business days after final ratification of sale. If the purchaser shall not comply with the terms of the sale within ten (10) business days after final ratification of sale, the deposit shall be forfeited and the property resold at the risk and cost of the defaulting purchaser, or in any manner designated by the Trustee(s). In the event settlement is delayed for any reason and the property is purchased by someone other than the lienholder, there shall be no abatement of interest caused by the delay.

                              Adjustment of all taxes, water, public charges, special or regular assessments, and condominium or homeowners association dues, will be made as of the date of sale and thereafter be assumed by the purchaser. Title examination, conveyancing, state revenue stamps, state and county transfer taxes and all other costs incident to settlement are to be paid by the purchaser. If the Trustee(s) are unable to convey good and marketable title, the sole remedy of the purchaser in law or equity shall be limited to the refund of the deposit to the purchaser. Upon refund of the deposit, this sale shall be void and of no effect, and the purchaser shall have no further claim against the Trustee(s).
