Under and by virtue of a Writ of Execution, issued out of the District Court for Howard County, Case # (D-101-CV-23-009396), The Council of Unit Owners of the Pines at Dickenson, Inc. vs. Cherise E. Jackson. I have seized and taken execution and will sell at Public Auction the following described real property:
7524 Sweet Hours Way, Unit B, Columbia MD 21046 is described as: a lower-level condominium unit located within a red brick building. The structure is characterized by its solid red brick exterior and an asphalt roof. The building’s street number, 7524, is visibly and vertically posted on both a light post and a brick pillar attached to the front of the building. The subject unit B is located to the right on the lower level of the building with straightforward access via steps leading directly to the unit. The building appears to be well-maintained with no immediate visible concerns and ample residential parking directly in front of the building.
Being all of the same property as described in a deed dated November 6, 2006, recorded January 25, 2007, among the Land Records of Howard County, MD at Liber 10489, folio 008, which has the address 7524 Sweet Hours Way, Unit B, Columbia MD 21046.
Subjects to covenants, easements, and restrictions of record. Being known and designated as Unit No. 7524-B, Ground Floor, as shown on the Plat entitled “PHASE XI, THE PINES AT DICKINSON CONDOMINIUM, BUILDING 2, COLUMBIA, MD SHEET 1 OF 3, 2 OF 3 AND 3 OF 3” which plats are recorded among the Land Records of Howard County, Maryland at Plat Nos. 6453, 6454, and 6455.
The improvements thereon being known as 7524 Sweet Hours Way, Unit B, Columbia MD 21046. The property will be sold in ‘AS IS” condition and without any warranties, either express or implied, as to the nature, condition or description of the property, and subject to all easements, restrictions, liens and other matters of record and all existing violations, as well as subject to any state of facts that an accurate survey or physical inspection of the property might disclose, if any.
TERMS OF SALE: A deposit of $10,000.00 is required at time of sale, with the balance due 10 days after Ratification of Sale by the Court. The deposit and balance MUST be paid by cash, Certified Check or Cashier’s Check payable ONLY to the “Sheriff of Howard County”. No personal or business checks accepted. To bid, you must have a government photo ID (i.e., Driver’s license) and the $10,000.00 deposit in hand.
In the event of default by said purchaser and at their risk and expense, the Sheriff may declare the deposit forfeited and resell the premises, without a Court Order. The defaulting purchaser will be liable for the costs and expense of both sales. The forfeited deposit, less expenses, will be credited towards the judgment at time of ratification. The sale will be final after ratification from the court.
