Under and by virtue of a Writ of Execution issued out of the District Court for Howard County, Maryland,
Case No. 05-02-0014265-2015, Cross Creek Homeowners Association, Inc. vs. Shazia Sadiq. I have
seized and taken execution and will sell at Public Auction the following described real property:
Real property located at 9766 Northern Lakes Lane, Laurel, MD 20723, having a Tax ID Number 06-
590500 in Howard County, MD, and further described as Lot No. 35, as shown on a Plat entitled,
EMERSON, Section 2, Area 7, Bulk Parcel B, Lots 6-37, and Non-Buildable Bulk Parcels D&E, a
resubdivision of Section 2, Area 7, Parcel B, Sheet 2 of 3, which plat is recorded among the Land Records
of Howard County, Maryland as Plat No. 20980. Being part of the same property which, by Deed dated
November 30, 2009 and recorded December 8, 2009 among the Land Records of the County of Howard,
State of Maryland, in Liber No. 12193, folio 371, was granted and conveyed by U.S. Home Corporation
unto Newport Homes, LLC. Being the same property conveyed by Newport Homes, LLC, unto Shazia
Sadiq by deed recorded in Liber 13685, folio 001 among the Land records of Howard County, Maryland.
The improvements thereon being known as 9766 Northern Lakes Lane, Laurel, MD 20723.
The property will be sold “AS IS” condition and without any warranties, either expressed or implied, as to
the nature, condition, or description of the property and subject to all easements, restrictions, liens, and
other matters of record and all existing violations as well as subject to any state of facts that an accurate
survey or physical inspection of the property might disclose, if any.
TERMS OF SALE: A deposit of $5,000 will be required at the time of the sale, with the balance due 10
days after Ratification of Sale by the Court. The deposit and balance MUST be paid by cash currency,
certified check, or cashier’s check payable ONLY to the “Sheriff of Howard County”. No personal or
business checks will be accepted. To bid, you must have a government issued photo ID (i.e., Driver’s
License) and the $5,000 deposit in hand.
In the event of default by said purchaser and at their risk and expense, the Sheriff may declare the deposit
forfeited and resell the premises, without a Court Order. The defaulting purchaser will be liable for the
costs and expense of both sales. The forfeited deposit, less expenses, will be credited towards the
judgment at time of ratification. The sale will be final after ratification from the court.
